| CONDITION FOR THE ACQUISITION OF CROWN LAND |
PROVIDENCIALES, Turks and Caicos Islands; Tuesday, May 12, 2009 - The General Public is hereby advised of the following conditions in respect of the acquisition of Crown Land and the Crown Land Policy:
Persons must be over the age of 21 years and a Belonger, as defined by the Immigration Ordinance, in order to obtain Crown Land;
Persons are only entitled to one residential lot and up to a maximum of ten (10) acres of commercial land; if anyone is in possession of more than one residential lot or more than 10 acres of commercial land is in breach of the Crown land Policy and should immediately relinquish the property;
The Minister of Natural Resources is authorized to allocate up to ten (10) acres of land. Applications for more than ten acres of Crown Land must be processed through TCInvest;
Conditional Purchase Leases must be executed within nine (9) months of the date of offer; otherwise the offer lapses and the land will revert to the Crown;
Persons in possession of a Conditional Purchase Lease (CPL) must construct within three (3) years during the validity of the Lease;
Persons will be considered for ONE renewal of a Conditional Purchase Lease (CPL), provided that he/she is not in breech of any conditions within the lease;
Similarly, persons may be considered for ONE renewal of an offer of a CPL; however, there is no guarantee that the Crown will renew the offer. Applications for a renewal of offer must be made at least one month in advance of the expiration date;
The moratorium on Crown Land is in effect for new land allocations ONLY. Persons already holding approval letters may proceed with the execution of their lease or application for Freehold Title;
Persons in arrears of Crown Land Rents are asked to ensure their rents are current; failure to pay can result in forfeiture of the land.
